The Yas branded residences tower benefits from a beautiful yet challenging linear site where the short side has a direct sea view, and the longer side of the site has views of the city and surrounding areas. The site’s conditions and nature were key design drivers that shaped the building’s planning and form. To maximize residential units benefiting from direct and semi-direct sea views, the design introduced a series of 14 overlapped and shifted floor plans, resulting in a significant increase in the number of high-view units. To further enhance the benefits of the sea view, the unit balconies were crafted to maximize views of the breathtaking surroundings. This dynamic and practical planning solution raised the percentage of key-view units from 15% to 60%, adding significant value to the development’s feasibility.
